Facility Area
- Range: 150–1000 m²
- Optimal Area: 300–500 m²
- Spaces exceeding 1000 m² are classified as standard self-storage and require different criteria – please contact the manager if you are interested.
Location
- Densely built districts with access to approximately 30 people per 1 m² of storage space within a 10-minute drive or a 5 km radius.
- A visible facade facing a busy street is an additional advantage. It reduces marketing costs and increases the facility’s competitiveness.
Access and Logistics
- Ground floor location or a building with a freight elevator. The entrance should ideally be at ground level or adaptable (e.g., a smooth ramp for up to two steps).
- Direct access to the entrance: Parking spaces nearby or along the street. Integration of gates/barriers with our mobile app allows for 24/7 access.
Entrance Doors
- Wide doors with the option to install an electronic lock or replace them with more functional alternatives.
Technical Condition of the Facility
- Post-construction, raw, or renovated condition with minimal demolition required.
- Preferred layout: Open-space or with a minimal number of partition walls.
Lease Agreement
- A lease with sublease rights, signed for a minimum of 10 years.
Facility Designation
- Designated for storage or service use. A change of designation is possible but may involve additional costs.
Ceiling Height
- Standard height. For ceilings exceeding 5.3 m, the construction of a mezzanine is possible, increasing the usable space.
Facilities meeting the above guidelines will be thoroughly assessed for compliance with technical requirements and marketing potential.
